If you would like to sub-divide your property you need a Licensed Surveyor to help with the process. We take all our clients through the process of land division from start to finish. Land division includes the adjustment of boundaries or the division of land into at least two or more allotments by Torrens Title, Community Title, or Community Strata Title.

Division of land requires the approval of the local council, statutory authorities, and the State Commission Assessment Panel. To finalise the process documentation, and the Plan of Division must be lodged at the Lands Titles Office.

Typical costs for a 2-lot subdivision are $22,000 to $27,000 plus other costs including but not limited to demolition, driveway crossover, street trees and additional costs from SA Water for non-standard installations.

You will also need a Conveyancer to finalise the documents and creation of new titles.
